If a Seller has its property advertised in these key areas, prices it to sell and makes the property look great, the Buyer and the Offer will show up & the property will almost certainly sell, regardless of who the Realtor® is. When the Offer comes forward, it's the Seller that decides what price he/she is willing to accept. In the end, the true negotiators are the parties to the sale agreement, the Seller & Buyer, not the Realtor®. The Realtor® makes NO decisions & is therefore really just an advisor/facilitator, messenger & an Offer drafter or reviewer.

Imagine paying 3.5% Total Commission on a sale price of $975,000? The Commission expense would be $34,125.00 plus HST, for a total of $38,561.25. How many hours did the Realtor®(s) put into servicing the listing or the Buyer client? If 10 hours were put in, the Seller's real estate Commission expense divided by 10 hours would amount to $3,412.50/hour plus HST. A question that may come to mind would be, how many people make $3,412.50/hour?

Price: An overpriced property will not sell. Buyers do their homework. They have access to all the technology of today's modern world. Data is readily available. Pricing competitively to obtain offers is imperative. Fair Market Value!
Presentation: A property listed for sale MUST look presentable and attract potential Buyers. If it looks and is presented great, potential Buyers will put a check mark on the To View list, if of course it is not overpriced. Great presentation is a must. Cleaning, decluttering, painting, staging... are key.
Presence: If a potential Buyer cannot find it, they won't see it and won't come to view it! The largest advertising mediums for property exposure are the MLS® and Realtor.ca®, with the latter being a public piggy back system off of the MLS®. The MLS® is the main channel for a Realtor®. It is where a Realtor® advertises a listing and where a Realtor® looks for a property for his/her Buyer. It is number 1! In addition, with some real estate brokerages providing additional access to property listing information via virtual office website technology, the exposure increases. This medium is a feature that comes with the TorontoMLS® system. Realtor.ca® is one of the top platforms for the public and Realtors®. All Sellers should have their property present on both systems.
Before internet, the public relied on a Realtor® to find properties listed for sale, applicable listing data and sale information. A Realtor® would search the MLS®, and give the information to a potential Buyer or Seller. Buyers and Sellers had to heavily rely on a Realtor®. Those days are gone. Unlike in the 60's, 70's & 80's, today's technology enables Sellers and Buyers to do and find out so much more on their own without the need to rely on a Realtor®. The old way of doing things is ancient, like the dinosaur. Practically everyone today has access to the internet and social media. Information is readily available for the great price of FREE. Buyers & Sellers can find listed properties, comparable property data and sold property information on the internet. Sellers and Buyers know this and they know that substantially reducing or cutting out Commission expense is like cutting out the middle man and it can save Sellers a great deal of money. LESS Commission, MORE Profit. The relevance of a Realtor® is definitely something many Sellers and Buyers question in today's technologically advanced & modern world.
