We believe Sellers should ALWAYS get top value for their hard earned dollar!  A great deal matters.  Who does not want to get a great deal and the best value for their money?  Our FULL SERVICE Commission packages, that include Buyer Realtor® Commission, (which Buyer Realtor® Commission can be as low as the Seller decides to pay (e.g. 2.5%, 2.25%, 2%... 1%, 0.5%, 0.1%, $1.00, etc.., but a minimum amount must be offered as it cannot be Zero $0.00), are a WINNER for our Sellers.  They put our SELLERS IN THE DRIVER'S SEAT, the way it should be.  Our Sellers choose their Commission Package by picking the services they want and declining those they do not need.  


All our listings get placed on the TRREB Realm® MLS® system, Realtor.ca® and other internet platforms, regardless of which commission package is chosen.  The entire world of potential Buyers can see our Sellers' properties!   MILLIONS OF PEOPLE potentially, thanks to modern day technololgy.

Realtor® The Difference Maker? Maybe Not.

Does a real estate Salesperson or Broker self-hype sell homes?  Do Sellers really want to help pay for a Realtor®'s image, his/her potentially expensive vehicle or big highway bulletin board ads?  


REALITY/TRUTH: MLS®, Realtor.ca®, social media & Internet exposure are the main mediums used by a Realtor® to advertise a listed property.  Where do potential buyers search?  MLS® through their Realtor®, Realtor.ca®, internet websites, social media...  


If a Seller has its property advertised in these key areas, prices it to sell and makes the property look great, the Buyer and the Offer will show up & the property will certainly be able to be sold, regardless of who the Realtor® is.  When the Offer comes forward, it's the Seller that decides what price he/she is willing to accept.  In the end, the true negotiators are the parties to the sale agreement, the Seller & Buyer, not the Realtor®.  The Realtor® makes NO decisions & is therefore really just an advisor/facilitator, messenger & an Offer drafter or reviewer.  


As a Seller, the real difference maker is you.  Why pay for someone's image, when you could pay yourself for being the real difference maker?  Can you pay yourself back by substantially reducing your real estate fees?  YES YOU CAN! 

How Much Commission Is Too Much Commission?

With many offers often being similar templates of previously prepared offers (similar clauses with applicable changes to the specific property in question), the preparation & review process is not that complicated or time consuming either & can sometimes be prepared and/or reviewed in less than a few hours.  


Imagine paying 3.5% Total Commission on a sale price of $1,500,000.00?  The Commission expense would be $52,500.00 plus HST, for a total of $59,325.00.  Question?  How many hours did the Realtor®(s) put into servicing the listing or the Buyer client or both?  If for example 20 hours were put in, the Seller's real estate Commission expense divided by 20 hours would amount to $2,625.00/hour plus HST.  A question that may come to mind would be, how do you feel about paying $2,625.00/hour?

3 P's. Price, Presentation, Presence!

Common Sense prevails.  Overthinking does not work.  What sells a house can be as simple as the combination of 1, 2, 3 P's.  Price, Presentation, Presence.  


Price: An overpriced property will not sell.  Buyers do their homework.  They have access to all the technology of today's modern world.  Data is readily available.  An excellently priced property will be competitive.  Pricing competitively to obtain offers is imperative.  Fair Market Value!


Presentation: A property listed for sale MUST look presentable and attract potential Buyers.  If it looks and is presented great, potential Buyers will put a check mark on the To View list, if of course it is not overpriced.  Excellent presentation is a must.  Cleaning, decluttering, painting, staging... are key. 


Presence: If a potential Buyer cannot find it, they won't see it and won't come to view it!  Excellent presence to the public will make a property very noticeable.  The largest advertising mediums for property exposure are the MLS® and Realtor.ca®, with the latter being a public piggy back system off of the applicable MLS® system, to which the property was listed upon (eg: TRREB Realm® MLS®.  The MLS® is the main channel for a Realtor®.  It is where a Realtor® advertises a listing and where a Realtor® looks for a property for his/her Buyer.  It is number 1!  In addition, with some real estate brokerages providing additional access to property listing information via virtual office website technology, the exposure increases.  This medium is a feature that comes with the TRREB Realm® MLS® system.  Realtor.ca® is one of the top platforms for the public and Realtors®.  All Sellers should have their property present on both systems.     

The Dinosaur, The 70's & 80's Are Long Gone. Technology Is Key!

Before internet, the public relied on a Realtor® to find properties listed for sale, applicable listing data and sale information.  A Realtor® would search the MLS®, and give the information to a potential Buyer or Seller.  Buyers and Sellers had to heavily rely on a Realtor®.  Those days are gone.  Unlike in the 60's, 70's & 80's, today's technology enables Sellers and Buyers to do and find out so much more on their own without the need to rely on a Realtor®.  The old way of doing things is ancient, like the dinosaur.  Practically everyone today has access to the internet and social media.  Information is readily available for the great price of FREE.  Buyers & Sellers can find listed properties, comparable property data and sold property information on the internet.  Sellers and Buyers know this and they know that substantially reducing or cutting out Commission expense is like cutting out the middle man and it can save Sellers a great deal of money.  LESS Commission, MORE Profit.  The relevance of a Realtor® is definitely something many Sellers and Buyers question in today's technologically advanced & modern world.
